Can you buy my rental if the tenant is behind on rent?

Yes. Back rent, lease violations, and stalled evictions do not stop a sale to us. We buy the house subject to the occupancy as it stands, and dealing with the tenant afterward, lawfully and through the proper court process, is our responsibility, not yours.

Does the lease transfer to you?

Yes. In Michigan a sale does not terminate a lease, and the tenant’s security deposit and lease terms transfer to the new owner at closing. The title company documents it, and your obligations end there.

Do I need to tell my tenant I am selling?

You need to provide proper notice for the one walkthrough we do, per your lease and Michigan entry notice rules. Beyond that, when and how to tell your tenant is your call. Many sellers wait until closing is scheduled, and we can coordinate the introduction so the handoff is calm.
